Q: What are my voting rights in the condominium association?
A: All unit owners must be member of the Association. Members of the Association shall be entitled to one (1)
vote for each unit owned by such member. If the unit is jointly owned by two or more persons (or by a
corporation) the joint owners or the corporation, shall designate one person who shall exercise the right to vote
permitted for each resident Unit owned. Voting rights will be exercised in the manner provided by the By-Laws.
Q: What restrictions exist in the condominium documents on my right to use my unit?
A: No dogs are permitted. No washer or dryer is permitted in the unit. There are restrictions as to usage and placement
of satellite dishes. Sales or transfers of units require Association approval.
Any alterations, renovations or improvements require prior written Association approval.

Q: What restrictions exist in the condominium documents on the leasing of my unit?
A: The record owner or owners are not permitted to rent or lease (or like conveyance) their unit at any time. It is
the intent that the owner of each unit at Kendallwood Villas Condominium Association, Inc. shall occupy and
use such unit as a private dwelling and for no other purpose including business purposes. Therefore, the
leasing of units to others as a regular practice for business, speculative, investment or other similar purposes is
not permitted.
Q: How much are my assessments to the condominium association for my unit type and when are they due?
A: There are presently no special assessments pending (except if stated otherwise in any estoppel letter). The
regular assessments are as follows: one bedroom $243.00 and a two bedroom is $341.00.
Q: Do I have to be a member of any other association? If so, what is the name of the association and what are
my voting rights in this association? Also, how much are my assessments?
A: No.
Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how
much am I obligated to pay annually?
A: No.
Q: Is the condominium association or other mandatory membership association involved in any court cases in
which it may face liability in excess of $100,000.00? If so, identify each case.
A: No.
